Summary:

The Director of Facilities and Maintenance oversees all aspects of maintenance and operations to ensure the safety and functionality of Evergreen Commons buildings, grounds, and equipment. Responsibilities include planning and executing maintenance programs, managing vendor contracts, coordinating safety programs, preparing reports and budgets, and overseeing various systems and operations such as electrical, HVAC, pool, and woodshop. Additionally, the Director of Facilities and Maintenance ensures proper operation and maintenance of the lighting, parking lots, supplies, gardens, and coordinates cleaning and grounds maintenance. The ideal candidate has extensive experience in facility management or maintenance, strong communication and leadership skills, multitasking abilities, attention to detail, and problem-solving skills. This position is responsible for the building and grounds at both the State Street and Day Center Campuses.

Responsibilities:

  • Develop and execute building maintenance and operational programs for two buildings (including a pool and related systems)
  • Manage all vendor contracts for maintenance items, activities, and tasks, ensuring cost-effectiveness and quality service
  • Coordinate and enforce site safety programs to maintain compliance with safety policies and related regulations where applicable
  • Prepare operation reports, maintenance budgets, and provide analysis to senior management for informed decision-making
  • File relevant reports with government and regulatory authorities to ensure compliance with local and state regulations
  • Ensure proper operation and maintenance of electrical, fire, security, sound, climate control, pool, and kitchen systems and equipment for optimal functionality
  • Oversee Evergreen Commons’ Woodshop operations in collaboration with team members and leadership to ensure smooth operation
  • Ensure proper maintenance of lighting and fixtures at both the State Street Campus and Day Center Campus to enhance safety and aesthetics
  • Manage parking lot lighting, appearance, and safety preparations, including cleanup of spills, accidents, and messes
  • Support programs and events by facilitating setup, takedown, and assistance throughout the buildings
  • Perform miscellaneous painting, upgrades, and maintenance tasks to upkeep building appearance and functionality
  • Order and maintain stock of supplies for restrooms and general maintenance needs to ensure operational efficiency
  • Monitor Evergreen Commons remote parking lots, garden area, and grounds, including the sprinkling system, plantings, and flower beds, to maintain a pleasant environment
  • Coordinate building cleaning and grounds maintenance as needed to fulfill responsibilities effectively
  • Be on-call to promptly address any issues regarding buildings or equipment to minimize disruptions and ensure safety.


Qualifications:

  • Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field (preferred)
  • At least 10 years of experience in facility management, maintenance, or a related field or trade
  • Excellent communication (written and verbal) and management skills
  • Strong leadership skills, attention to detail, and goal-oriented mindset
  • Ability to multitask activities and projects effectively
  • Excellent analytical skills for processing information and making informed decisions
  • Strong problem-solving skills and confident decision-making abilities
  • Ability to climb ladders, navigate roofs, and access tunnels when necessary
  • Basic understanding of electrical, mechanics, HVAC systems, boiler systems, and carpentry
  • Basic understanding of elevators, fire alarms, plumbing, and other facility-related systems is beneficial
  • Prior experience managing a public indoor pool and corresponding systems
  • Proficiency in budget management and financial analysis
  • Knowledge of regulatory requirements related to building maintenance and safety
  • Ability to work collaboratively with diverse teams
  • Flexibility to work outside of regular business hours as needed
