Magnus Capital Partners to Begin Construct on HōM Flats at Forest, A 260-Unite Workforce Housing Community
Magnus Capital Partners, a West Michigan–based real estate development and asset management firm, announced today that it has closed on the HōM Flats at Forest transaction, a new 260-unit workforce housing community in Dayton’s Five Oaks neighborhood, with construction set to begin in the coming weeks.
The Dayton community marks Magnus’ first HōM Flats development outside of Michigan and reflects the firm’s continued growth as it brings its award-winning workforce housing platform to new markets across the Midwest and beyond.

HōM Flats at Forest will provide 260 modern apartment units within a community intentionally designed to meet the everyday needs of residents. Each unit will feature open-concept floor plans, kitchen islands, walk-in closets, full-size washers and dryers, and secure key-fob access, bringing comfort and convenience typically found in higher-priced rentals. The development will include a mix of one-, two-, and three-bedroom apartments across multiple residential buildings.
The community will also include a comprehensive suite of shared amenities that promote resident wellbeing, including:

Rooftop terraces and outdoor lounges
Walking paths and green spaces
Indoor and outdoor play areas for children

24/7 secure access with onsite staff support
An integral feature of the development is Grō Childcare Academy, an on-site early childhood center serving infants through school-age children. Open to both residents and the broader community, Grō reflects Magnus’ commitment to innovation in housing design by integrating high-quality, convenient childcare directly into the fabric of residential communities to better support working families and promote early development.

The project was designed by Hooker DeJong, Inc., the architecture firm behind all HōM Flats communities. Dayton-based Brackett Builders will serve as general contractor, reinforcing Magnus’ commitment to regional hiring and local expertise. A ceremonial groundbreaking event is planned for spring 2026, with details to be announced at a later date.
